East London
This project involved a two-phase residential expansion for a client living in a corner house within a homogeneous new development. The first phase focused on a loft conversion, while the second phase addressed a ground floor extension. Both phases required creative solutions and persistence in navigating planning restrictions due to the property's location and the development's uniformity.
Phase 1: Loft Conversion
Challenges:
1.Corner house location in a uniform development
2.Restrictions on rear elevation extensions
3.Initial plans for a dormer had to be abandoned
Solution:
1.Utilized existing high ceilings to create an extra room
2.Obtained planning consent without external alterations
Outcome:
1.Successful addition of an extra room within existing roof space
Phase 2: Ground Floor Extension
Challenges:
1.Initial refusal by the local council
Actions Taken:
1.Appealed against the council's decision
2.Provided CGI (Computer-Generated Imagery) to demonstrate harmony with existing development
Outcome:
1.Won the appeal and obtained permission to proceed with the extension
2.We became friends with the Client who also referred us to other Clients.
Key Achievements:
1.Creative space utilization in the loft conversion
2.Successful navigation of planning restrictions
2.Effective use of CGI to support the planning appeal
3.Persistence in achieving client's goals despite initial setbacks
Current Status:
Phase 1 (Loft Conversion) completed
Phase 2 (Ground Floor Extension) to begin construction soon
