Decide whether you are building a home or a product for sale
Self-build can offer control over layout, comfort and specification. Those benefits do not automatically translate into a development profit. A highly personal design may be valuable to you while appealing to a narrower future market. Establish whether the primary goal is a long-term home or a commercial return.
Compare the proposal with realistic alternatives: buying an existing property, renovating, extending or choosing a different plot. Include the cost and time of achieving a comparable finished result, rather than comparing an unfinished construction estimate with a ready-to-occupy house.
Add the costs outside the building contract
Land, acquisition costs, surveys, design, approvals, connections, external works, finance and temporary accommodation can materially affect the total. Ground and access conditions may create additional work. Allow for insurance, warranties or certification required by the intended funding and exit arrangements.
Your own time has value too. Decide which responsibilities you can realistically undertake and which need professional management. Replacing a paid role with unpaid personal time does not remove the work or the consequences of an incorrect decision.
Model cash flow as well as the final total
Funding may be released in stages, while suppliers and contractors need payment at particular points. Confirm the lender's conditions and drawdown process with a suitable adviser. A project can look affordable overall and still face a cash shortage before the next release.
Check any eligibility for the DIY housebuilders VAT scheme with the current HMRC guidance. Keep the evidence needed and do not treat an expected refund as available construction cash. The scheme has specific conditions and is not a general tax advantage for every development described as self-build.
Test the downside case
- A longer planning or construction programme.
- Higher groundworks or service-connection costs.
- Changes to specification or contractor availability.
- A lower completed valuation than expected.
- More expensive or delayed finance.
- A need to sell earlier than planned.
Obtain independent valuation and cost advice where financial return is central. Compare the full after-tax position with alternatives, and retain sufficient contingency for the risks that remain unresolved.
