Fees are starting prices and depend on property size, complexity, location and scope. Statutory application charges, Planning Portal charges, Building Control fees, specialist consultants and VAT where applicable are additional.
We have already secured planning approvals for a range of projects in Enfield and use that practical local experience to prepare clear, policy-aware applications. Each statement still depends on the individual site, and approval can never be guaranteed.
Enfield contains suburban streets, historic centres, Green Belt and Metropolitan Open Land, 22 conservation areas and numerous Article 4 controls. We review the exact property, planning history and local designation before assuming an extension or loft is straightforward.
In the year ending 31 March 2026, Enfield Council received 1,941 planning applications, issued 1,939 decisions, granted 1,506 and refused 433—an authority-wide refusal rate of 22.3%. These figures include all application types and are not a prediction for a particular address.
We prepare planning drawings for rear, side and wraparound extensions; loft conversions; outbuildings; façade changes; subdivisions and larger refurbishments. The design responds to local street character, side gaps, neighbouring amenity, parking, trees and any conservation-area guidance.
Enfield Town, Bush Hill Park, Forty Hill, Clay Hill, Lakes Estate, Southgate Green and other areas have designated heritage controls. Article 4 Directions can require permission for works that would otherwise be permitted development. We check the map and relevant appraisal before design development.
After submission we monitor validation and case progress, answer reasonable planning queries and issue focused amendments where appropriate. We remain available rather than treating submission as the end of the service.
Once the planning route is resolved, we can prepare Building Regulations drawings and coordinate structural engineers, drainage, tree, heritage, acoustic or other specialist information where required.
Initial consultation is free. Measured surveys start from £395; planning drawings from £1,400; application submission is £100; Building Regulations packages start from £1,295; combined rear-extension planning and Building Regulation drawings start from £1,750; combined loft-conversion packages start from £1,950. Commercial planning is quoted to suit the project. Statutory and third-party costs are additional.
The statutory fee is nationally set: a typical householder application is £548 from 1 April 2026, plus the applicable Planning Portal service charge and professional fees.
